How STAKE Is Helping Me To Take Exposure Of UAE Properties!

Crowd-funded properties are a relatively new phenomenon that has been gaining popularity in recent years. It involves a group of individuals pooling their money together to invest in a property. The benefits of crowd-funded properties are many, and we will discuss some of them below.

1 – Diversification: One of the biggest benefits of crowd-funded properties is diversification. By pooling your money with others, you can invest in multiple properties at once, thereby spreading your risk. This reduces the risk of betting all your money on a single property.

2 – Access to Professional Management: Crowd-funded properties are usually managed by professionals who have experience in the real estate industry. This ensures that your investment is in good hands, and you do not have to worry about the day-to-day management of the property.

3 – Lower Barriers to Entry: Investing in properties can be expensive, and many people may not have the capital to make such investments. Crowd-funded properties offer a lower barrier to entry, allowing more people to participate in real estate investments.

4 – Passive Income + Capital Appreciation: Crowd-funded properties can provide higher returns than traditional investments. Since you are investing in real estate, which has historically provided good returns, you can expect to see higher returns on your investment along with regular monthly rental cash flow.

5 – Transparency: Crowd-funded properties are transparent investments, and you can see where your money is being invested. You will also receive regular updates on the performance of the property, which can help you make informed decisions.

6 – Social Impact: Crowd-funded properties can have a positive social impact. By investing in properties that provide affordable housing or support local communities, you can make a difference in people’s lives.

7 – No OR Low Banking Exposure: A lesser known fact about the crowd funded properties is that they usually do not have any major banking exposure as the funds are raised through the general public / investors and do no require the interest bearing loans which reduces the cost as well as helps mitigate any future price bumps due to global rates hike.

The concept is gaining popularity in UAE like anything. The reason I find it interesting is that it is completely regulated by relevant authorities in Dubai and wider UAE which makes me comfortable investing my hard earned money into it.

The platform I invest mostly though in UAE properties is STAKE. The platform can be accessed though mobile app on both android and Apple stores as well as it has a fully functioning website through which you can seamlessly invest in available properties.

Investing in the STAKE properties is fairly simple, you can use your debit card or have a bank transfer completed within no time to invest in the property of your choice. The best part is that you can start investing with as low as 500 AED and keep on building up your portfolio as time goes on and as you have availability of funds.

GETSTAKE – Crowdfunding platform offering you to invest in UAE properties with minimum of 500 AED in order to start you real estate ownership journey. You can receive 250 AED of referral bonus if you use the link here.

Like all good investments, the platform is best suited for long term investors. I would only invest the fund I am looking to lock for considerable time as this is what my aim is whenever I invest in a physical real estate as well. I expect rental yield from my portfolio to be averaging around 5-7% per year along with property price appreciation at the time of exit from the investment.

My experience with the platform in last 7-8 months have been awesome and I mentioned this in an earlier newsletter linked here as well

Recently, the platform has announced the launch of a secondary market which will occur twice every year with the first round happening in May 2023. The secondary market will allow investors to list their properties in case they want to liquidate at the price they deem reasonable (there is a mechanism for that) – Due to regulatory procedure, the secondary market is only available for investors who have been invested in the platform for more than 1 year already.
